Acquired a partially-leased, deferred-maintenance asset and executed a top-to-bottom repositioning — common-area renovation, façade refresh, new tenant amenities — and leased the building to stabilization.
When Asset Specialists first toured The Atrium Building, occupancy was below 60% and the property's common areas reflected years of deferred maintenance. The thesis was straightforward: the bones were good, the location was undervalued, and a coordinated capital and leasing program would re-rate the asset.
Over the following 18 months the firm executed a coordinated capital plan — façade refresh, lobby and elevator-lobby renovation, restroom and corridor updates, and a tenant-amenity build-out — while running an aggressive direct-leasing campaign to professional services and medical tenants in the surrounding submarket.
By month 18, occupancy had climbed to 96%, rents had moved to market, and the property had been re-rated by the appraisal community. The Atrium Building is now one of the firm's longest-running managed assets and remains a reference deal for owners considering a similar reposition.
